Can I register my address (Anmeldung) in these apartments?
Yes, in every apartment we let. After move-in the landlord issues a Wohnungsgeberbestätigung, which is the document the Bürgeramt asks for. Without a registered address you cannot open a German bank account or complete most employment contracts, so this is usually the first thing to sort out.
Do I need a SCHUFA score or a German guarantor?
No. Our leases are written for people arriving from abroad. A passport, proof of income or an employment contract, and the deposit are enough. No SCHUFA record, no German guarantor, no German bank account needed to sign.
What is included in the monthly rent?
One all-inclusive figure covering heating, water, electricity, internet and the full furnishing. There is no separate Nebenkosten settlement at the end of the year, so the number you see is what leaves your account.
How long can I stay?
Leases run from three to twenty-four months. Three to six months suits a project assignment or a bridge while you look for something permanent. Twelve months and longer suits a proper move. Extensions are agreed directly with the landlord.
How much is the deposit and when do I get it back?
Usually one to two months of rent. It is refundable at the end of the tenancy under standard German rental law, after deduction for damage beyond normal wear. The exact figure is stated in the lease before you sign.
Can my employer be invoiced directly?
Yes. We issue invoices to a company with VAT shown separately and can carry a purchase order number and a cost centre reference. Relocation agencies acting on behalf of an employer are welcome as intermediary.
Can I sign before I arrive in Berlin?
Yes, and most tenants do. You get a video walkthrough of the actual apartment, the lease in English and German, and the keys on your arrival date. If you would rather see it in person first, say so and we arrange a viewing instead.
What if something is wrong when I arrive?
Tell us within 24 hours of move-in. If the apartment differs substantially from what we showed you, we fix it, move you, or refund you. That window exists precisely because you are signing without standing in the room.
